SB-4D: New Condominium Legislation Related to Surfside
Recently our legislators met during a special legislative session to discuss amending statutory provisions related to insurance. Unexpectedly and at the last minute, Surfside legislation related to condominiums was added to the bill and passed into law, effective immediately on May 26, 2022. These new statutory changes created mandatory deadlines for building safety inspections called “Milestone Inspections” for buildings 25 to 30 years in age. It also created mandatory reporting requirements to the DBPR for all condominiums before January 1, 2023. Finally, all condominiums regardless of age must obtain a “Structural Integrity Reserve Study”, a completely new concept in the industry.
